What might you do in my situation?

Never heard of an arrangement like yours. Since they provide the comps (which I personally think is very strange) and you're not paying for MLS but if you sign the reports and share the liability, 35% seems a bit low.

OTOH, not researching the comps used in your report is maybe unethical or at least a USPAP violation. How can you possibly comply with Std. 1 if you don't research the comps? I would not like to be in your shoes if one of your reports ends up at the state and they ask you "why did you use the comps chosen for the report?"
I don’t sign the reports.
 
I make the adjustments and arrive at the valuation.
Look, we don't know what your situation is, how you're treated at work, or what your relationship with your mentor is.

But based on what you've posted, it's a very odd relationship which others have already mentioned. It appears as if you're being held back and used.

Unless your mentor is noting in each and every assignment that you provided significant assistance in developing the report, he's skating on thin ice.

You should be a staff appraiser. Not the form filler. Spark can do that. You need to do the appraisals from A to Z and get a significantly higher cut.

Without question, the strangest arrangement I've heard of in over 30 years.

Why do I get the impression that your boss has never turned in an appraised value that the client didn't like?

Have you ever researched and pulled comps by yourself to see if the ones provided to you are actually the best ones available?
 
To the OP, consider this cautionary, not criticism. You didn’t specify what types of reports you are completing but many of the F/F forms, like the URAR, do not allow you to have performed the only physical inspection and not be a signatory, per the baked in Certifications of the forms.
 
I thought the signing appraiser would have to indicate in report who gave significant help in the appraisal.
Does the report mention your name?

That has been bothering me since the OP said they weren't signing the reports but were doing the inspection. Since it is not a supervisory appraiser signing, That would mean according to the certs, the signing appraiser is indicating that they inspected the subject

Significant real property appraisal assistance must always be disclosed (except for the restricted reporting option) and is perfectly acceptable unless the appraiser has voluntarily agreed to a SOW that says otherwise.
