I don’t sign the reports.Never heard of an arrangement like yours. Since they provide the comps (which I personally think is very strange) and you're not paying for MLS but if you sign the reports and share the liability, 35% seems a bit low.
OTOH, not researching the comps used in your report is maybe unethical or at least a USPAP violation. How can you possibly comply with Std. 1 if you don't research the comps? I would not like to be in your shoes if one of your reports ends up at the state and they ask you "why did you use the comps chosen for the report?"
