Not sure who they is, but I routinely see 500-750 for rural residential properties. Depends on variables.

not every rural property is difficult to appraise, believe it or not.

Many rural areas have paved roads. I see them everywhere from my own road to a network of roads funded by the tribes in NE Oklahoma. As for ease of doing, I consider a secondary market report on rural property to be complex invariably due to the idiots who are reviewing and underwriting the reports. Since I do only narratives now, and frankly I can do a narrative as fast as I can a 1004 most times, and "addendums" are a non-starter, my fees are about the same as it would be in town. The higher fees go to complex properties, huge acreages, and complex uses (like an event barn in the country, roping arena, or lakeside vacation home.)

Last on 525 in my county and no dirt or gravel roads and they didn't bat an eye on the 70k adjustment for the "outbuilding". I would guess that most non rural appraisers would look at that adjustment and say WTF. One before that 540 and pretty easy
