The fed don't know when to lower or raise the rates at the right time.

I plan on doing uad3 part time, retired bored, until the form annoys me. But, I don't want to be looking at a total blank form each time, when i basically do the same 2 types of row homes, all the time in da same big city. I know, lucky me. Now bite that bullet even more, until i use it to shoot my appraisal life. I've switched to another past life, so I can play with uad3, wanting to know what happening in my markets.

Until the software companies roll out the forms, we don't know if we will be able to used templates, etc. I sure hope we can, Maybe it will be more of an "insert saved commentary" situation.

The same with tract build new construction, there has to be a way to clone files/sketches, but I haven't seen how.

What JGrant noted... and I don't think you would be able to do this with the new form since it's on the cloud, is the ability to clone a report.

For example, there's an area where I go that is directly under the flight path of LAX. There is a "flight corridor" where I insert a plat map of sorts of the path and all the ordinances. I have all this commentary explaining that area and why I choose the comparables from that I did if the subject is under the flight path.

I would have to do as you suggest and paste in all that stuff into the new uad 3.6.

We'll see.....
 
If there isn’t a way to clone reports that are in the same subdivision, that will be a fatal flaw in the design. They won’t have any appraisers left. hopefully the geniuses at the GSE’s understood this.
Nobody at the GSE is commenting on this aspect. The silence is deafening.

The software companies are tight-lipped about what can and cannot be done, but so far, Alamode says there is no way to merge a template or old report ( their version of cloning ), and it might be available later , and that they are working on it . I am sure they are, but is this "dynamic format " might be incompatible with merging or cloning of software templates?

Years ago t I tried to do several BPO"s on roperitary cloud based software and it was a nightmare. In addition to the product and fee being absurd, the mind-numbing aspect of starting each from scratch made it a grand total of three that I completed.

This might be doable if fees go up 40% and clients add two days to the turn time ( neither of which is likely)
 
appraisers would be much better off to use the old URAR...no more data stealing and it takes a hour or so to fill out the report :rof:

The cloud storage does not prohibit the ability to store stuff. Most of my computer files are in the cloud and I manage to retrieve them. Its more of the form design, that will make if different at the very least. Because there is one form there is no template for individual forms and it will have to be either insert saved commentary or perhaps copy/paste from other reports. I agree that it sounds like a lot of our time saving techniques are going to be gone.

I don't clone reports now, but I sure use the edit funtion that allows you to copy a fields and even whole forms.

I didn't see predatory lending in that list. By definition, a bad loan is one in which payments aren't being made. The only time that happens is when: (1) the borrower never intended to repay the loan (fraud), (2) the borrower intended to pay but found he/she couldn't afford it (predatory lending), or (3) the borrower intended to pay but something happened (tragic circumstances).
