UAD 3.6

I’m not worrying about it till 2027 :rof:
So far all of my regular clients have said they are holding off until 2026. Gives me time to look at and play with the available software and decide who I will go with. I am not very enthused by the widget powered software that does a lot of auto populating. Just means I have to go through all of it to make sure it "accurate". Too many errors in available data sources. Our MLS went to the RESO standard for MLS listings. Don't see how they are going to auto populate from our MLS considering the number of mistakes and mis classified properties I have found on a daily basis
 
I have to give credit where credit is due; TOTAL finally released a 3.6 "Learning Edition" appraisers can practice on. I haven't had a chance try it but will block off time later in the week.

I'll wait for others to test it before I waste my time on it.
It's like new model of anything - there are always Bugs.
 
Does Fannie require closets to have doors?
My subject is missing the doors. Listing agents like to take out the closet door because it looks better.
I think it's minor and won't mention it on current form.
But with new UAD form with so many details, I would mention it because of higher expectation of every minute observation.
 
You all don't want to practice the new form. I have played with it. It is now like typing in a mud pit. I could only go a couple of pages because my mind was screaming NOOOOO.

It is pages of question that you can only do in slow mo. But you can do a template somewhat.

If you have to type every appraisal from scratch, the noise you will hear is appraisers stampeding out the exit door.

If the time spent increases by 20-30%, then fees need to rise by 20-30%.
