24 Hour Appraisals

There would be no 24-hour appraisals if no appraisers agreed to do them - just saying. The profiteers are banking on getting at least some appraisers on board, since without that, 24-hour TT can not be "the future of appraising."
I love how the whole industry behaves like the appraiser is a door mat.
 
He actually posted an email from one appraiser. I'm sure there are no shortage of appraisers trying to figure out something to do with their (now) worthless credential.
Looking online it looks like an appraiser doing 2 appraisals for $25 total died about year after the report I saw. Could of been desperate. While its not fraud by itself, it does indicate some sort of fraudulent activity, trying to be fraudulent to investors or insurers. I blame the lender/AMC more, its not like they expect appraisals to be written for $12.50 a piece.

And no. The chances of you getting these are going to be slim. The national firms and the regional skippy firms will get them all. They will find a way to do 10-20 a day...multi team approach.

National MLS data....they spoon feed you everything. No longer having to be local. State wide. National??

What's so hard to understand? You review the data, put a value on it and sign it...15 minutes to an hour.

I just watched that Nighthawk video and holy **** 3.6 is pure AIDS. The form is purely designed to add more busy work for the appraiser in order for the GSE's to have better AVM data. What a joke.

are PE firms like the mob? What’s the penalty for never paying them back? Being that PE pretty much ruins everything it touches, it’s only a matter of time before all those investment companies bail on the appraisal business. And if we aren’t careful, there will be carnage left behind

Did we watch the same thing? They have one of the more compelling and thorough offerings. I think their approach is going to win over the "form fillers".
 
In all seriousness - I did break down and buy an iPad. I'm a legit apple hater, but they're the only ones with LiDar. Per the dude that owns Freedom, Samsung had LiDar before anyone, but no one used it so they trashed it.
Why you buy an iPad again? For appraisals? When did Fannie require us to have an iPad?

There's no requirement but they (Apple) has the best software/hardware balance and well implemented LiDar, which is going to be a requirement for inspection apps going forward.

Nighthawk is no different than Alamode or any of them - there is no way to get this monster to act like a regular form - despite taht some version of an element can be created, most of the information is entered anew, each and every time - check box after check box. At best maybe some saved comments can be dropped in ( we hope )

This presentation was one long drone. All these "training videos" or PR videos are too long.

The Nighthawk commentary centers around. This is not about a form for the report; it is about creating the appraisal. What? The appraiser creates the appraisal and reports it on either a form or as a narrative ( or combo if suitable ). This UAD 3.6 dynamic format is not a form ( it loves to remind us of that !), and it is not a narrative either, which an appraiser can create and control.

It is an online monster that one fills in from scratch each time, with narrative sections broken up and scattered throughout, and photos placed in numerous different sections. The clients who supposedly complained about finding the comments on the addendum page? They will have a migraine flipping through each section to view photos, and find the scattered like breadcrumbs narrative (if they bother with it ), and find the appropriate boxes they need for their UW.
