24 Hour Appraisals

Nighthawk is drastically different than Total and SFREP, which are sticking to a form-filler desktop software based approach.
I fail to see where Nighthawk is drastically different.

I think you misunderstand what this is. ALL the companies have to use the dynamic format, Bradford ( Nighthawk, ACI, SOFREP, Alamode, all of them. I have not watched the SFREP video, but they have to use the dynamic format as well. Which is internet-based, no matter what. Perhaps it was designed that way so that non-appraisers who do not own software can use it?.

The problem the software companies have is that they are struggling to integrate the dynamic format into a usable version for appraisers , to save them hours or repetitive drudgery - by offering at leas partial form functionality, such as a template ( or version of a template ) or drop-in saved comments.

There is nothing about the UAD 3.6 spec that requires cloud-based software. While it is true that installing software on one's local computer is generally considered an outdated and inefficient approach by many software companies, some of the UAD 3.6 providers are relying on local installation. I know this to be true because I have one of them installed on my computer. If one wants to know the approach being taken by any specific company, that information is generally available on their web sites.

The migration to use of more cloud based systems is driven by the efficiency in providing updates, not by the UAD 3.6 spec.

Whther we call it cloud based or web based (or whatever the best verbiage is) a large part of it must be filled out in real time, and from scratch, correct?

The comment of a migration to a more cloud-based system after denial requires a cloud-based whatever. But the comment did not address what I suspect -- that non-appraisers who do not subscribe to Sofrare can use the dynamic format. (true or false)

What kind of updates were you referring to in the above? Why would an entire system need upending just to make updates more efficient?

I already told you that one of the first things I did in the software I am testing was build a template (I built a template for an SFR in my general neighborhood).

I asked if the UAD 3.6 dynamic format was designed so that people who may not be appraisers, or people who do not have form software, can use it.

You built a template - but if I understand correctly, the dynamic drop-down sections have to be filled in anew each time anyway? ( Alamode says it has a version of a template) If a template is created and then the information in each dynamic field drop-down has to be filled out from scratch each time, the fact taht it can overlay into a template is not how the forms make use of a template now.

Thanks for being patient if any questions are repetitive.

The UAD 3.6 is for an appraisal report. Appraisal reports are completed by appraisers.
Nothing in the design was intended to address anything like what you mention.

Before I go to "the cloud" for anything, I will revert to crayola and paper.

The desktop software is going to look clunky and outdated compared to the cloud apps. The cloud apps will also be able to build in more automation and add stuff as they go easier. But then they will be a 3.6 first or maybe 3.6 only platform.

Based on some of the screenshots floating around, Alamode is probably going to lose a lot of the users that will be doing 3.6 only.
