I am not doing the 3.6 FORM deal

Not sure how it will work, but one webinar I listened to highly advised using a tablet in the field, said it will save a lot of time. I am biting the bullet and starting the learning process now. I am 100% paper now and the change will be hard. I don't think I will ever give up my sketch pad though.
I have been using electronic data gathering with Total for the past 20 years. Never looked back. I started with the PDA. Now use IPHONE. Unless you are doing a large house, you can get by with a large IPHONE. The IPAD isn’t as good for taking pictures. Just get an IPHONE with LINAR. I’ve tried with the IPAD, and it is to clumsy and doesn’t have as good a camera. It does take a bit more time in the field, but it cuts it way down when you get back to the office. This new form is basically going to require you to do it, because you will NEVER remember all the check boxes and pull downs. Plus taking the pictures and adding them into the form will be far easier.

Tablets take too long.
I can do faster using my sketch pad and taking photos. Picture can explain most the characteristics.
Appraisers' priority is to see if there are usually circumstances/defects regarding subject.
Appraisers shouldn't concentrate on the minute silly details (like ANSI).

No you can’t. I’ve done it both ways, and I can tell you I will do it twice as fast as you can. And don’t use an IPAD. Use a large IPHONE. It takes only slightly longer in the field. You save the time in the office by a very large amount of time.

We have different focus. I look at subject at different angles/perspectives when I'm there and see if any negative or positive attributes. That's my primary focus.
The characteristics are for form filling and worry about it later in the office when reviewing my photos.

You clearly have never used the Data collector from Total. I do all that and even better. I can take all kinds of pictures for every room and take notes on every room and not have to re-enter into the form when I get back. It is all there. Plus I can talk into my IPONE and it will take all kinds of notes for me. And as to sketching…easy peasy. I never have to worry about a sketch being wrong. Everything is done on site. Maybe you never do complex houses, but I regularly did 3,000 to 5,000 sf house with all kinds of angles. You try that on a sketch pad, I can guarantee you that you will have problems. I did one house where there were no 90 degree angles; all 30 and 60 degrees.

Since no one here has done a 3.6 walk thru using electronic data collection. i think it be a little premature to say it will work the same as a 2 page 1004. There is no checklist to follow, it is a page with a question to answer. And with 400 pages of questions, or less. Do you think anyone programing has put them in any order of your inspection walk. While in the house you will be searching thru pages trying to find wheret you have that answer for at the moment.

Some of yous don't understand the ease of a 2 page report verse 400 pages with a question on it. Good luck zooming around the contents cause they ain't gonna be in the order of your inspection. It will take time to remember the new minutia that they want, although irrelevant to the value process.

Alamode believes they have it figured out. We’ll see.

I read your post Tom, and I swear in my head it sounded like .... :rof:

I don’t have a whole lot of confidence mainly due to what seems to be the lack of working appraisers involved with this whole cluster. An update was seriously needed, but what they came up with is just asinine.

Instead of trying to remember all the checkboxes, how about printing them out on a template and while on site fill in what is needed and do the rest back in the office.
