And what adjustment did you make when your subject had a 9 foot ceiling and your comps had 10? How did you know your comps had 10?

appraisals are for property characteristics that impact value.
Would a buyer know the difference between 9 or 10 foot ceiling?
Regardless of ceiling height, appraiser would know if the market positively or negatively gives it value.
 
Just checked the GSE site (well, Fannie anyways) and only 2 software providers are listed as 3.6 providers - AIVRE and SFREP.
 
Everything you need to know is on the market grid. The uad 3.abom should only be the market grid. Neither an avm or CU use any part of all this minutia that now will be required.
Think about it. The market grid is the place for value. We are now in house minutia overload. Too much information, mostly useless. The idiot savants who developed this thing think more detail info is better. We have gone from a good index card value, to the good 2055 minor info form, to now how much can you put into this thing before you pass out.
 
If we agree that 3.6 will take appraisers more time to do, then it follows that there must be an increase in fee. And for what purpose will the Borrower be asked to pay more money? so his privacy can be upload-able by virtually anyone? Why would a borrower want to pay more for less security? And it's likely the AMCs will take a cut of that additional unnecessary fee to boot. That is not consumer friendly whatsoever. Since lenders don't actually lend based on this minutia, and it is being apparently gleaned for other purposes, what's in it for the Borrower? for the Lender? Only makes sense if somebody is making money on it somehow... unrelated to the Borrower obtaining financing. So Borrower & Appraiser are paying the price, for profit by others.

next they will have them counting every nail and screw...but just not their mortgage broker appraiser buddies :unsure: :rof:
 
Can I expect my W-2 form soon? I have bills to pay. I need my w-2 form.
 
Some have been measuring ceiling heights for a long time. I was trained in the early 80s, and I was trained to measure ceilings back then. We had the little hand held sonic things that we used, and of course, moved later to using laser. Noting that a home had 9', 10', etc. ceilings was always part of our reports, as it is an indicator for overall cost and quality of construction.
Do you get a W-2 form?

I honestly don't know that it will... I mean, there's not even a viable solution on the market yet. I don't think anyone knows how much they'll eventually be able to automate. I do know that AI is advancing at an extremely rapid rate - and I know we're still a year away from 'mandatory' use. Who knows what will happen between now and then...
