Has Anyone Completed A 3.6 Yet

On the weekly Freedom training call RN and Andy just said the GSE's dumped their offering again. I really feel for these guys, but I don't think they're gonna make it.
 
If the AMCs are the end game then software should be designed for their business model and not the independent fee appraisers.

Appraisers doing non-lender work can buy cheap non-UAD software or even create their own forms. Many already do. As the AMC model takes control even thing's like the E &O insurance could be included on a pay per appraisal basis not yearly premiums. Since many appraisers now operate like gig workers why not make the AMC Apps work like ordering a Pizza.
 
Im not even sure AMCs will be around in another 5 years. Not sure they'll be in the software game.

Certainly not a viable option for this profession for every AMC to have their own report form. If that's being suggested.

agreed. I think a lot of folks don't think through the fact that, if GSE work goes away for the appraiser - it goes away for the AMC as well. Sure - there will be circling of the wagons as volume continues to decline (and by that I mean in house appraisers), but eventually the GSE's will waiver away the ability for AMC's to remain profitable. At least - that's one potential (and not unlikely) outcome.
 
AMCs will reinvent themselves with a new name -VMC's (Valuation Management Companies ). The valuations will include appraisals. The GSEs are far more invested in ensuring a future for the AMC';s vs that of appraisers. Thus, the GSE pushed to onboard a horde of non-appraisers to do PDR collections and to greenlight hybrids for origination loans (which mainly are handled by AMC's), etc.

There will still be some lender work for appraisers remaining, but the agenda of the profiteers is to divert $ from the appraiser and to go to third parties.

Interesting stuff. Since AMC's collect fees on everything, why not have AMC's covert our 1004 for us to a 3.6 nd stip us for what new data is needed. Wow, they might have some value in what they do. We will collect the data, but not sitting in someone's driveway or living room. I can hear the borrowers now, "Why are u measuring my stoop, ceilings, and other crap that really has no major value issue today. Again, it is Data mining, all of our pix, realtor pix, MLS data, all of the floorplans, will be in one database. Why need an appraiser? DUH, the properties that might have changed in the pat 6-60 months since the last data was available, Rural stuff would be insane to value on a AI based value.

I think we will always have the illusion of competition by the same sordid characters plotting and scheming behind the alphabet soup curtain, meanwhile the general public and independent appraisers get the short end of the stick, some things never change.
 
Come on comrades, it will be the same people shoveling dirt on our graves, no matter the circumstances.
 
Follow Rock Bands, Guiter Sales, Classic Car Auctions, and anything related to Baby Boomers is dying and appraisers are one trade that fits into these categories. The end of late night TV is also included.
