Has Anyone Completed A 3.6 Yet

LOL. It is the states that "allow" individuals to have appraiser credentials, not the GSEs.
I am not talking about the credentials, I am referencing the fact that those in charge, whether at lenders, AMC's, or the GSE's, allowed bad appraisals ( and the appraiser who produces them ) to be used year after year after year.

Anyone can have an off appraisal, make a mistake, or use some boilerplate. That is different than an appraiser showing a long-time pattern of using terrible comps, pushing values, making weird unsuported adjustments-
 
Just sat in on yet another 3.6 seminar. Scary thought: Some are predicting a year or two into this mess that most AMCs will have their own version of 3.6 software appraisers will have to learn if they want work from them. Opteon and Regorra/The Appraisal Market Place are already heading that way, and a few others are behind the scenes.
 
How does an appraisal report that’s adjusting GLA at $30 per square foot on million dollar homes make it through AMC review or Lender review?

Seems like a failure of the system for something like that to make it all the way to the GSE’s weeks/months later.

he is going to cry about the quality of the appraisal...after they push cheap and fast...go figure :rof:

The remaining Largest AMCs will in my opinion take over what's left of the appraisal software business and since it already controls the largest one they don't even need to acquire the four other smaller ones.

The advantage is the appraisers won't have to buy software or updates anymore and it will be cloud based and paid per appraisal order which is included in the fee accepted to complete the assigned appraisal.

THE DOWNSIDE is the days of owning your program will finally end which has already happened with other old non-appraisers programs anyways. You will now lease or pay for access as you go.

Good or bad that's just how it rolls so everyone better get used to it.

Following intense consumer backlash, BMW officially canceled the microtransaction model, that they will not lock pre-installed hardware like heated seats behind a monthly paywall. Appraisers on the other hand are the most docile group of individuals who just take every spec of bull**** from these companies and say" Oh well, ill just work with them, what could go wrong".

In that case, perhaps appraisers just keeping a toe in the business can afford to do so by paying for software use per report and not $thousands per year to lease the software. We shall see.
