Has Anyone Completed A 3.6 Yet

I don't understand the lack of trust in the system, I'm sure there are thousands of 3.6 reports being flawlessly uploaded daily which is why we're not hearing complaints from those uploading them. The problem is there are only 14 appraisers getting bids for those thousands of assignments. I was going to check the math but my HP12 C battery is low.

I wonder if they were done by independent appraisers or a handful of cherry picked staff who had to do what they were told.

I bet 95% of the appraisers haven't even been offered one yet.
 
And that's another issue those living in the bubble don't understand. It's all fun and games for them, and free travel while they're on payroll. They expect boots on the ground appraisers to spend thousands and take time off for some conference or boot camp to learn software that isn't working yet.
How much one spends on training it 100% a personal choice. Of course all the education providers are trying to take advantage of the change to sell education. That is their business.

Can we expect a national multimedia “Get The Facts” campaign telling appraisers that? Or did y’all blow the budget on the PDC Get The Facts campaign?

I dunno, man. Yeah - you can certainly get a good feel for what the expectations are, but these offerings are so different - there's absolutely no way anyone can get the training they need to generate a 3.6 from the GSE material. I've personally tested AIVRE - and it works, but is almost completely AI (and really expensive). I've personally tested SFREP - it works, but is brutally tedious (although the price point is better). I've personally tested Freedom - I have spent about 10 hours on the application and still have no idea how to generate a 3.6, but of course - Freedom isn't live yet. I expect Appraize will fall by the wayside due to the litigation with TT. Zitin is supposed to drop his 'free to appraisers' option any day now (at least for beta testing), but so far - nothing. ACI - crickets. Same with Bradford. I understand Total has a 'live' version, but have heard no feedback from anyone who has actually used it. WRT the OMS providers - I'm sure they're a bit further down the road, as they're job is primarily mapping, not forms generation, although I don't think Reggora is live yet. Pretty sure Mercury/CMS is live, although again - not much news coming from anyone who has tried to deliver through those platforms. It's a genuine poop parade out here. And to CG's point, there are 109 business days till 11/2 (I'm taking his word for that).

Here's some data on UAD readiness:
-According to Freddie 35,000 appraisers have the "technical ability" to deliver 3.6 reports, however appraiser surveys indicate less than 5% appraiser readiness. This implies 95% of appraisers have not been asked to complete a 3.6 report or they don't have the software to do so.
-As of May 18, according to Freddie Mac, 50 of the roughly 1800 lenders who sell to the GSEs have delivered a 3.6 report, which just under 3% and is consistent with the above rate. That amounts to 1.3 lender adoptions per week since limited production launched last Sept. They need to 60x this rate of adoption to meet the Nov 2, 2026 deadline.
-There are 109 business days between now Nov 2, 2026. :)
