Im a capitalist...but the major flaw with capitalism is greed and lack of human epithy.
Greed is the Yin and Yang carrot that drives capitalism....
It's neither good or bad....
It just depends on the individual....
Do we wonder why our youth are turning to socialism? Wealth inequality. It's real. We need to come together before it's to late.

Youth have always been for socialism. It's part of being young and frightened of work. Young are liberal... mature are conservative. Young aren't wise or invested yet.

I don't personally care about your real name but find it hard to take anyone seriously that hides behind a fake name. Hey, that's just me. Opinions vary.
Some of us simply don't want to associate the companies we work for with our sometimes personal opinions here. It's respectful. But you do you boo.
 
I'm going to suggest to the Appraisal Buzz Vegas Moral Turpitude Committee that they add internet forum pseudonym disclosure to background checks to further improve their definition of professional in this ever changing profession.

I tend to judge folks by the content of their contributions, not the name attached to the avatar. Why does a 'real' name matter to you? Are ya gonna hunt folks down and stalk them? The first part of your response is very cogent. Loses traction after. Doesn't matter to me whether GH calls himself GH or Santa Claus. I care about the content of his contributions.
 
Fine..... but Lenders are legally required to obtain appraisals for federally related transactions under Title XI of the Financial Institutions Reform, Recovery, and Enforcement Act of 1989 (FIRREA).
Well, kinda. FIRREA applies to FRT's only. That's about 8-10% of all residential mortgages (at least according to Claude).

Lost count of how many that sounded like they’re rolling out of bed with a hangover when I call at 11AM.
 
I guess with the right petition signed by many appraisers and sent to the right officials, it would help. Separation of fees was a huge issue years ago. Commingling of fees is a conflict of interest and probably breaks Sherman Antitrust law.

Say the defenders could argue it don't break antitrust law. Separation of fees would create more of a free market and be truthful to borrowers on truth in lending disclosures.

Remember the reason the final rule got changed?

It would be too confusing to borrowers. Seriously?

If truth in lending disclosures are supposed to be truthful, how could it be confusing to a borrower?

It don't makes sense to me. I am a hillbilly from TN. The music don't rhyme.

It smells a little like dog poop.
