quarter bath, half bath, three quarter bath, full bath. Sometimes characteristics defy the pigeon hole system used for mortgages. I don't think it matters how you check the box because it can be argued lots of different ways. Describe it and address any FO and condition issues such as a loose stool.

Clearly more of a medical concern than an appraisal concern!:rof:
 
Other than for the sake of accuracy in the report....
Who much of an adjustment will really be made....
 
For a minute, I thought you meant there was a potty stool IN the shower like it was some kind of all-in-one deal.

How far is the shower from the toilet? Who knows, maybe the owner washes his/her hands in the shower? I've seen owner's rig up some weird stuff. Like the one time I saw a half bath that had a kitchen sprayer spliced off the sink and attached to the side of the toilet. :shrug:

Exactly. Imprecise terminology leads to thinking of contributory value as half in either direction. Might as well set the software to do all the adjustments. Or use an AVM.

Part or full:Two fixtures is not half of three fixtures.

That said, the subject is just weird.
 
Is there anyone alive who adjusts for baths, bedrooms and fireplaces when the GLA adjustment pretty much should cover these differences in most properties? :) :)

BRs in income properties if it is a salient unit of comparison
fireplace, nyet

it matters down here near the ground
but I can see where it would be lost in your median price eleventybillion dollar properties

My dog likes to drink from the toilet so I asked him, and he said it is a bathroom. Because where else is the giant doggie bowl of water located ?

I rarely adjust for fireplace, I adjust for bedrooms if market indicates it ( depends ) and for baths, I usually adjust because bathrooms with plumbing and fixtures /tile are a high expense item to build in addition to the sf they occupy, .

In my area, buyers will pay more for additional bathrooms, esp in newer houses expectation is every bedroom either has its own bath or access to a bath.
