I've been wondering about this, as I'm a trainee. If there are people in the yard/will be in the photo of a comp (even if it's just adults), do you ask them to move, take the photo anyway, or just keep driving and use an MLS or Google photo?
It depends. I at least inspect it from the street. I may say something quick, I may take from a distance, if the client requires a photo it will be from a distance or at least a photo of the street or street sign. I would tend to go for the option that is less likely to get the cops called on me or worse someone chasing me down.
 
I agree completely. I trust my assistant, no one else. And yesterday I drove 5 miles out of the way to take a manufactured home comp photo and kids were on the front porch. I will have to use the MLS photo. I do not take photos of children.
Yep, always a good call, people might chase you down or report your license as a suspected pedo.
 
I was appraising one that backed up to the same power line, but did not have a view of a tower. Really not much reaction to the PL easement, but there was a small impact for direct view of tower.
Over the years I've asked people how they react to the PL easement and some find it neutral, others actually like it (deeper lot, etc...). You really see a reaction with a close by looming tower.

No you never ask people to move, as I type this I am wondering if you're joking! Take a street pic and use MLS photo

my big city. hey you guys. can you move? no, i don't to buy any, thank you. i gotta take a picture of the house while i'm in my black dea suv. oh, that's you're house, sir? i bet you paid cash for that beauty. well, never mind. sorry to interrupt your client flow. geez, hookers are soo much more easier to move around.

I have walked up to people many times and politely explained that I am an appraiser working on an appraisal in the neighborhood and if they mind if I take a picture of their house. It helps to have the comparable sale's MLS sheet and a business card as well as being incredibly charismatic. "How are you liking your new home" or reference their buyer's agent, "It looks like Jim Smith was your realtor, how was it working with him".

As a trainee, you need to do what your supervisory appraiser says to do. What I do is keep driving and use an MLS photo. The certification requires that you view the comparable from public streets. It does not require you to take a photo. Some Clients want original pics however, I've never had any pushback when using an MLS photo.... as long as the reason for using it is included in the report.
 
with FHA you better show the street sign, or a blocked st photo, to prove you're not a lazy appraiser.
