I have also decided that I am done with with this place too. It has simply become impossible to have a rational or intelligent conversation here anymore.

I am not sure I am done permanently, but I am taking a “leave of absence” from posting until the participants/moderators restore some degree of civility to the content. Lately it is far to similar to middle school recess.

I do not post much for various reasons. I do read a lot of the comments especially regarding FHA and VA. I remember when the 1004MC form was put into our hands. It does have some limitations if you just use it as written.....however, I remember when a student asked me "what did you do before the 1004MC?" I said "great question", back in the old days 1980's, there was very little access to data and no courses on how to analyze market conditions. I actually wrote a book and course on how to use the form.....It was probably not perfect, but, I tried. Anyway, we have some very smart and qualified appraisers on this forum. I am from a family of appraisers and personally have 35+ years of experience. My dad loved appraising and did it until he passed away in his 80's. I still love to appraise.....Yes, I do a little AMC work; however, most of my work includes VA and portfolio loans.....I used to do a lot of litigation work when I lived in another state......anyway, I like the 1004MC form overall and will probably expand what I do know......In regard to Danny Wiley, he is a wonderful appraiser, friend and a great asset to our profession. He has done so much for us. Yes, he works for an AMC; however, that does not make him an enemy or a bad person. I would much rather have Mr. Danny Wiley in that spot than anyone else. Someone has to stand up for our profession and there are various ways to do that. I spend zero time complaining and most of my time being thankful for what I have. My income has been great the last five years and I use the tools from appraising to invest what I make. It sure beats complaining about AMC's that are not going away. Thanks again Danny and I hope you stick around as you are super valuable and consistently write good post. Btw, I do not always agree with Danny; however, I always respect him.
