1025 or 1004

Fannie's definition of a 2-4 property:
"two- to four-unit property
A property that consists of a structure that provides living space (dwelling units) for two to four families, although ownership of the structure is evidenced by a single deed."
Then why does Fannie has 1004 with ADU?

Did you read the definition of ADU that Dublin attached? You should find your answer there. :) ADU's typically cannot be rented and are subordinate to the primary unit. In my market, properties zoned SF that have an additional living unit - by definition - are SF with ADU (as the 2nd unit cannot be rented). Such is not the case in CA (as I understand the CA laws).

Being King Appraiser of ADUs, appraising ADUs has changed from how I use to do it. CA has been pushing cities to have ADUs and not sure if Fannie has kept up.
Personally ADUs will hurt neighborhoods with less street parking and more density which not good.

So you expect Fannie to change their requirements and make a special exception for the fuster cluck Ca has created. Maybe CA should have taken into consideration the unintended but completely predictable unintended consequences when it comes to financing the results of their follies.

If there's a dumb law that's gonna get passed, you can bet CA is going to vie for the opportunity.

Client wants it on 1025 but it should be on 1004, right?
