20 Minute AI Appraisals Are Coming

USPAP applies to appraiser conduct, not calculator technology. "Appraiser" is a defined term and the comment therein refers to "individuals".

With that said, I'm sure an automated valuation protocol can be developed to meet all of the most significant benchmarks in USPAP even if the valuation itself cannot be said to consist of an individual's opinion or cannot be characterized as "USPAP Compliant". The program can be operated (by someone) on an impartial and objective basis, it can employ recognized methods and techniques, it can replicate a SOW that would meet the two tests of the SOWR (what other users for similar assignment expect and what an appraiser's peers would do), and even emulate Competency criteria.

So what's the difference between an AVM-assisted appraiser vs an appraiser-assisted AVM?
That's right. What makes it worrisome is that the powers that be ould decide that an AI valuation is good enough. The rules can be changed so that appraisals are no longer required. USPAP could be amended or abolished.

I don't remember him saying that. Clinton wanted a universal form of health insurance to counter the effects of open markets poaching jobs, but the Republicans, of course, voted it down - and Americans have worse access to far more expensive health care than most developed nations.

anyway, back to the present date where the future is at risk-

At that point , the ex appraisers could pool resources and buy a large property - maybe in Mexico or whereever land is cheap - and live off the land, barter with the locals and argue with each other about ISPAP-
 
Not buying your wimp argument - I see a train coming to run a child over, and it is not good or bad; it is inevitable. The engineer could not decide if it was good or bad and so just let the train keep going instead of applying the brakes.

BS -This is the kind of passive nonsense that allows evil to flourish and things to go wrong that could have been prevented.
No reason to get nasty, but I get that its a common response when you really have nothing. Keep degrading folks - that's much easier (and takes less brain power) than actually engaging.

I did engage you. I said that taking a passive approach in the face of evil or what is "bad" allows evil to flourish and bad things to happen.

It touched a nerve I suppose - the truth hurts? Am I supposed to lie or pretend nothing matters to avoid hiring your feelings? I did not attack you or call you names ( which is done frequently to me here on the board )

Haha. You make the mistaken assumption that I give one $%*& about what you call me. Hint: I don't. If find it very entertaining that you resort to name calling when you got nothing. Keep up the good work. Things tend to get too serious when only the smart folks are posting.

I didn't call you anything. I commented on passive standing by when something bad is happening, especially if that bad thing is preventable.
