Happening now in a current FB thread: Several appraisers are claiming they have received naughty-naughty letters from Fannie about Q and C ratings based on photo recognition. One appraiser pushed back and got a "after re-reviewing the examples, we agree that these properties were reasonably reported as Q4". How long before these turn into another TIPs letter mess?

My issue has never been with using AI itself. My issue is the over reliance on AI, especially with no human checks which seems to be what Fannie is doing.

It gets obnoxious when you are sent "comps" from CU that are a c4 dated house for a subject that was just gut renovated by an investor.

Hate to admit this, as I only want appraisers to do better and not to be replaced....

But...I use alamodes smartexchange and I compare mine to my so called peers. Yes, there are a lot of appraisers that need to get that letter.

I don't care as it is just helping them replace us. All I care about is that apples are compared to apples. Whether the appraiser calls the subject Q3 or Q4 I don't care as long as they call it the same for the comps based on their quality.

On the one hand that's fine for a single appraisal report where you're only looking for the value of your subject. But that's only one use that the GSEs have for requiring you to rate your subject and comps on their scale. They're also using the rating in their database and to run their AVM.

They simply don't know what they're doing. The scary thing is that they are the largest unregulated appraisal firm in the world.

There regulated just not by the regulators you approve of. But who do you want regulating them ? Can't be a State Board and their not under USPAP. So tell us !
