3.6 Crunch Time

I was sharing the 1-export 1004MC solution for free. 3min export and populate with automated calcs. 14,000 downloads

I have to learn how to use AI to make simple proprietary apps because I have some ideas.
 
I took a 45-minute demo class (offered with elite membership) from ALAMODE on data sources, and it is amazing for auto-populating data. It will be integrated to use with 3.6; they project in September. I will pay the $ for it and see if it was worth it. A big investment in 3.6 with no idea of volume next year, but have to give it a try.

Data Source might be able to be used in other sofware as well (idk) I never used sofware in the past to pooulate 2.6 becasues the data fields could be copied and then written over and 10 minutes sanves in time did not matter to me. Hand-entering the info allowed me time to analyze while I was doing it.

I question if some are being influenced to discredit Alamode in order to help the tech bros gain market share. I have no idea why people think some other software program can magically cure the UAD 3.6 issue of a giant time suck due to double the number of data fields and the way the fields keep expanding as we fill them in. I assume that the UAD 3.6 drop-down fields will be the SAME no matter which software provider carries it.

Reports back here from people who have finally gotten around to trying the touted wonder programs is that they have not lived up to expectations.

If some want the shortcut of AI, I can't comment on any of them. I might assume since so many new offerings of software mention AI, t that it is dirt cheap or free for them, thus would be available to sync with any software program sooner or later.
 
All of the data import apps have the same problem. You have to investigate certain fields within and outside of MLS and make corrections. If you have to do that (which you do) then the data import apps don't save any time.

And every time the model changes or updates, so does import accuracy. This is where a self hosted LLM comes in handy. Train it to your workflow and it never changes.

I just did mine in Excel. One MLS query, export to .xls, copy/paste into the worksheet and all the math is instant. The grid populates. I even included an Excel-based 1004MC form w/grid. All the user had to do was complete the rest of the form. Or screen grab the grid and drop that into their appraisalware forms.

I kind of remember it being difficult to calculate the median list price for 3 and 6 months ago. Were you able to calculate that?
 
The worksheet calculated medians for each time frame, and also individually calculated the sale/list ratio for each sale. So the median for that column (for each time frame) was accurately calculated. And since DOMs across various MLS systems are inconsistent, I set the calcs for DOMs to individually calculate off the (contract date-listing date=DOMs).

But that worksheet was only for the mc form. Not an entire appraisal report. I also did instructional pdfs w/screengrabs showing how to set up the custom MLS exports as well as a step-by-step for operating the export/copy/paste process. It took me longer to build those pdfs than it took to write the worksheet up. It took me longer than that to walk the (few) people through the instructions who were having problems with it.

I remember one guy who could operate the appraisalware but was otherwise lost when it came to computer basics. He didn't know and coudn't understand what I meant "save that file to your desktop in Windows" because he didn't know what a desktop was. Turns out he had been saving EVERYTHING to his desktop so he couldn't find anything.

Remember, at the time a lot of appraisers were totally stressed out about how to do these without spending an hour running a bunch of different queries and manual calculations. Everyone was broke and was stressing about spending another $300 for an add-on for their appraisalware which is what a couple of those vendors were attempting to do. There was another guy in Northern Calif who was also sharing a free Excel-based app. Between us the shareware play cost those vendors a lot of money. Everyone else wanted to get paid. We caught a couple people who tried to resell my shareware under their own logo despite that being the only condition I asked of people to not do. Share it freely but don't charge people for it.

I dunno. I remember it being difficult to sort out which listings were active on those dates.
 
I had columns to sort for dates, and the export included all listings including the expireds and withdrawns. If a listing was active at any point in one of the time frames then it was counted, and then counted again if the listing extended into the next time frame.

I used a 2yr time frame in the query in order to catch all the properties with the worksheet excluding all lines that didn't fit any of the categories.

BTW, it was all [ if/then ] equations. I'm 100% sure there are more elegant ways to program for it but I am no programmer type.
 
It's supposed to be the number of actives, and the median list price and DOM of the actives on the specific date. I dunno. I had a hard time with it.

Anyway, I want to make other apps. Not a 1004mc app.
