have had several conversations with ACI, and the AMC for this order has been cracking the whip on ACI as well. The last I heard was "we are still working on it and it may not get resolved for several days."

Further, they TOLD ME TO SEEK OUT ANOTHER VENDOR. Now THAT is top notch customer service.

Todd, the younger generation are in control now and there is an entire army of Facebook people who deal with complaining people. Chivalry is dead, now, we move on to professionalism. I'm violating a number of rules just by using a double space and proper grammar. Also, I don't have an iPhone. Don't be a Karen. They will get revenge and you know they have "special" notes if you're not good, so behave. This goes for nearly every customer service phoney on the phone. This is, what it is now.

It’s a bizarre world we live in. On one hand, they want loan officers estimating as many values as they can and getting waivers. and on the other, they want appraisers to measure ceiling height, and front porch elevation.

It seems ADU are a big example that everyone brings up in podcast. Are ADU is really giving lenders and the GSE’s that much trouble? I do a handful of Homes with ADU a year. And usually they’re in areas of very wealthy neighborhoods where the comps have very similar ADU. Areas over detached, garages, etc. And they don’t add anywhere near the value that the main home does. I don’t know why they’re such a problem.

Because in places like California real ADUs not the junk converted detached garages or sheds can be newer and are expensive. With limited new affordable housing the ADU is a big market out here.

Because in places like California real ADUs not the junk converted detached garages or sheds can be newer and are expensive. With limited new affordable housing the ADU is a big market out here.

Here in Cali, Builders like building the 2,800 square foot Modern Mondo's because it's more profitable..... there's no money in building a three bedroom, two bath 1300 ft, Builder grade materials starter home.

Those aren't sheds there called Tiny Homes and ours are designed for minimalist lifestyles and low carbon footprint. Rent starts at $1,500 for a upgraded 300 Sq.Ft. studio.

That's true.....however, homeowners still convert garages and pool houses to ADUs without permits...
