A short Rant

How many of you have received calls like this from LOs and then when you call the homeowner they state they have not even decided to go forward with that particular lender?!

If the LO needs a certain time for the inspection (due to homeowner's schedule, etc.) I'm sure any professional appraiser would kindly state whether or not it meets in with the appraiser's schedule (as Hal did).

I probably would have suggested other times I would be able to do the appraisal inspection to the lender.....as I have with lenders who ask if I accept credit cards (I do not, but give them names of other appraisers in this area who might) or who ask if I am willing to bill, net 30 (not if you don't work with me on a regular basis, again with a referral)...

I probably have a few appraisers in Central Indiana who owe me a lunch or two for the referrals (or who are cussing me for sending them these types of clients?!)
 
Bend over and grab your ankles. They drove the fees down, now they want to set the times you make the appointment.

Who drove the fees down? "They" drove them down?

Last I heard one has to have a license to appraise. The only way to obtain that license is via a supervisor appraiser. So I'll ask again...who drove the fees down? Who birthed them babies, anyway? Maybe some folks need to take a look in the mirror.

Uh...sorry folks. The only 2 questions I need answered are (1) will I get paid and (2) will I have the time to complete a USPAP-compliant appraisal.

If I can work it in to my schedule that is what I'm going to do.

Yup. You can bet your backside I dictate both. Old salt that I am, I've been down the road of quoting a t-time that was too short and I've experienced the "little man on my shoulder" at 4:00 AM telling me, "you promised this, you promised that" so go ahead and cut a "corner or two."

I agree with all the replies that indicate this sort of tactic on the LO's part is just one more layer of subtle pressure. The reality of experience tells me that agreeing to allow the LO to set the appointment is just the begining of the pressure he/she will attempt to apply. This doesn't even include the information you learn about your assignment when you make contact for the appointment. As Elaine Benes Said "NEXT!"
 
Call you doctor and tell him you will be thier tomorrow morning, call your auto repair shop and tell them you will be by this afternoon. Most people I ask to do something for me tells me when they can be thier.

Yes, and if you don't like their answer, you can call the next person until you find someone that will conform to your time request. Does this make you a bad person? No. Your just using the resources available to you.
 
I see both sides to this scheduling issue. I do try to be somewhat flexible, especially when dealing directly with working homeowners. However...

I can't remember ANY other type of scheduled home service provider that didn't TELL ME approximately what time they would be at my house. And that goes for all the other "professionals" including Pest Control, Cable Guy, Furnace Repair, Carpet Cleaner, Insurance Estimator, Carpet Measurer, Lawn Mower Guy, etc, etc, etc....

"Would you prefer AM or PM on such and such date?"
 
I think if you were busy or could not do the asignment that friday it was no big deal, I bet if you would have kept your cool you could have called the borrower and set the time for another day, then called the L/O and told him the date and time, I do that all the time, as for being a professional my cousin is an MD and he works nights, days, weekends and christmas, my attorney takes saturday appointments, I have been in this business 25 years and frankly most appraisers just get a bad attitude , loosen up and tell the next caller no problem, then set the appointment for the day you want and get the fee , that is why we are called fee appraisers , you are either extremely wealthy or just not the sharpest tool in the shed.

I have tried this a number of times and the LO always calls back up set that the appointment was not kept at the time s/he had set it for.

Frankley my appointment book is set out with appointments for the next six months to a year. Short notice appointments do not work most of the time. You can bet weekends and fridays are the fullest because of travel or plans booked on the weekend. It is filled with such things as CE, Auctions, Vacation Time, Family Time, Marketing Events (fairs, conventions, art fairs, real estate events), Lectures and etc. In some cases I have appointments and events set out two to three years. Unless I am going to be in the area that day I can afford to accept a shot notice appointment.

The flip to that is the cost of short appointment. In the rural area I now route all the jobs I have in that area so as to keep gas expense down and travel time. Most lender don't want to pay an extra $100 to $200 dollars for a special run. Nor do I want to spend my money and time doing one.

Just last night I had a special run that cost the lender an extra $200, because it had to be on a friday late afternoon, out in the boonies, with detours of an extra 50 miles to get to the property because of road wash outs. Township road getting into property had no turn outs, narrow lane, with pine trees on both side, dirt road and carpet of pine needles. I will post a pic or two later of the location. I did combine it with my stop before it on the way in. But still did not get back to the office till 7 p.m. last night or their abouts. This appointment was set out a week ago.

No supervisor was required in the early 90's..You were on your own..
 
The last time I TOLD the appliance repairman he needed to come on Friday night at 6:00, he politely hung up on me.

I tried the same thing with the Cable company, same response.

I told my attorney to meet me on Sunday at 2:00...he laughed.

My CPA has the audacity to call me and tell me what appointment times he has available...instead of allowing me to tell him when I will be there.

My Dentist will not stick around after 5:00, even after I told him,"well I work all day and can not get there before 5:30".


I told an appraiser he could do the inspection at 3:00 on a Saturday and he said, "sure what ever you want boss, I'm desparate for work and I'll be there any time you say".



Okay, everything above is made up (except for my CPA). I agree with those that say appraisers get no respect. We are just a nasty blockage to an efficient loan process.
