And I'll bet if an individual with a RE salesman's license was doing appraisal work, their work was supposed to have been supervised by the broker of record and a co-signature on their appraisal reports by the broker or record was required.

A salesman could NOT sign the report, only a broker or an associate broker. I worked for 3 years not being able to sign anything, when that first time came to sign, you better believe it was my best report.

As to Johnstown, I had some great times down there in the mid-80's. Talk about low cost of living, 2 pitchers of beer and wings for about 5 bucks back then. Haven't been back since, how's that area holding up?
