Does no one recognize the problem with YOU the appraiser giving CORELOGIC permission to use MLS data to re-sale

You think a multi-billion dollar corporation like CoreLogic hasn't already figured this out?
 
That 99cents per report will add up quite quickly for CORELOGIC
And THIS is one of the reasons I most likely will NOT use this system

At $1 a pop ... 200 reports/year ... in "AMC" land, many "require" 3 closed, 2 listing/pending ... so at 5 per report, 200 reports ... an extra $1,000/year per appraiser

That's some serious extra coin - from a business perspective, good for them! But from my perspective, as I said, a reason NOT to use this exchange

Exactly. Pretty sure they've paid $$,$$$,$$$ to their legal team(s) to make sure it "isn't an issue"

Yup. I'm using it during the trial period just to see for my own eyes but I can't justify the expense once the trial period ends, especially considering that the upload charges I have paid so far this year exceed the last 2 years COMBINED! Meanwhile, my average fee per appraisal has been stagnant. And to add insult to injury, Mercury has announced that they are going to charge sales tax starting in November. The cost-benefit analysis so far just doesn't add up.

while i didnt agree or disagree. it is either allow it to be entered into UCDP or dont submit secondary market appraisals.

not saying i agree with either smartexchange or ucdp, just saying our information is being stolen without opt-in or opt-out
Before And now still) Appraisers complained it was stolen. Does it make it any better when they’re given permission to take the data as in smart-exchange?

Perhaps, from a legal standpoint, that’s why it was created in the first place.
 
That is the word on the street. They are already taking all information. For example - it is 100% certain that your last 20 reports goes into their cloud as a "convenience" to you and there is no way to stop it. The cloud is nothing but a database. They do not say if that database is being used for AVMs or other internal uses.. and they could even be sharing it without your knowledge... There's no way to know.

This is a very useful to them for hybrid products because they can now use an joe (agent, school teacher, college intern) to do the inspection in your market and if they have access to your comps the signing appraiser doesn't even need to be in your market anymore. No local MLS access needed. Its all in the database.

Besides the fact they are holding you liable for the data when it is shared - They can also eliminate your future work through the consolidation of appraisers in one national shop using shared/stolen data to complete reports accepted by FNMA as equal to the report on your desk.
Sure there’s a way to stop the taking. Don’t send reports to the cloud and vault

No.. I am not saying they haven't figured it out. They have. It was real simple. Put the onus on the appraiser. Make the appraiser who is providing the data take the blame and liability and make them say they had the right to distribute it. Make the appraiser pay Corelogics legal team if corelogic gets sued by an MLS.

Yes.. Definitely Corelogic has the angle figured out and they are playing us appraisers like suckers. Those that take the "free" trial have just given them all of your data. DONT DO THE FREE TRIAL!!!!!

If the product were any good, they wouldn't need to get you to do it free. What they really want is your comp database. They take that on day 1 of opting in and there is NO opting out. Once you sign up, you are giving them everything from here on out... you only pay when you take, but you give give give until hell freezes over.

DONT FREAKING DO IT FOLKS!!!!!!!!!!!!!!!!!!!!! USE YOUR BRAIN... CONTACT YOUR MLS AND TELL THEM WHAT IS HAPPENING!!!!!!!!!!!!!!
