What I read is a country where the terms appraisal and valuation are simply flip flopped. Nothing was hijacked. America is not the end all and be all for English folks.

No, let’s call law practice doodling and medical practice experimenting. You want to start a business tomorrow in that manner?

Ok Genius,

https://www.cbsnews.com/media/top-14-financial-frauds-of-all-time/

I can go on and on but don’t let me boggle your mind.

you can't possibly be so stupid as to think that a business does not operate to make a profit, so i'll chalk this up to your normal posting just to see your name on your screen again. if i am wrong and you are that stupid there is no helping you.

fraud is one thing, operating a business to make a profit is something entirely different but it's no surprise you can't see the difference. based on your postings you must perform appraisals for free because after all, according to you, a business does not operate to make a profit.

You do know that Australia is a different country, yes?

AUSTRALIA: Trolley, dunny, torch, jumper, lemonade, dummy, cot
AMERICA: Shopping cart, restroom, flashlight, sweater, sprite, pacifier, crib.

Is it so mind-boggling they might call a real estate appraisal a valuation, complete with education and experience requirements?

Lets quit crying wolf.

Eli,

Lots of terms in Australia sound like ours but mean something different.

They have lots of news about Tradies. Tradies are tradesmen, like electricians, mechanics, carpenters, etc.

Devastating reach of deadly tradie disease revealed:

Mums are Moms

The moment a mum PUNCHES her prankster son, 12, in the face after he crept up behind her and scared her with a Chewbacca mask

drink driving is drunk driving

36 hours after her drink driving arrest as she heads back to rehab

Utes are pickup trucks, and the tray is the back of the truck, or the bed.

Teenage boy, 14, dies after being flung from the tray of a ute as two other teens are rushed to hospital

And the bonnet is the hood of a car

to stop thief driving off a construction site by clutching onto the bonnet

Yes you could make an argument for semantics. Unless we get some Australian folks on here we won't be able to go back in time.. maybe 15-20 years.. when their appraisal practice was broken and replaced by unlicensed "valuers". This is still English and there is not professional term for an appraisal called a valuation. Just as CoreLogic tried to patent the "appraisal process" (and failed mind you) they are then forced to come up with a different term that sends "valuation" or "appraisals" in a new direction so that they can skirt the old guidelines. For us, that is USPAP.

I don't have time to spell it out for all the naysayers. However, the Australian path to anyone with a ipad being able to complete a "valuation" is the same path that is taken place in America. They have dissected the appraisal process into compartments so that no one piece must conform with USPAP. FNMA assisted with this step by dropping the requirement that an appraiser must inspect the property. The changing of the name of the value estimate is essential for them to bypass appraisal standards. The appraisal process can even be patented then (think Zestimate) if they add a little tech spin.

These processes will be far less than what you provide in your services. But as you see.. it doesn't matter. The $$ is too great for them to care so they will continue down this road and make the "appraisal" obsolete and the "bifurcated" or some other name will be the standard.

Don't believe me? Explain why the Appraisal Institute is also on board? http://appraisersblogs.com/AI-national-damaging-appraisers-livelihood

Find it a little unnerving maybe that FNMA refused to accept your licensed and trained by you trainee - but now accepts any runner of any kind - reportedly being paid just $3-$5 an inspection? You heard that correctly. It is documented.

By this separation they combine the runners inspection with an AVM which are now better than ever - not withstanding the assistance of SmartExchange and our data and Comp associations that help them draw comparisons.

Only the last stage of the bastardization of the appraisal process will they need a licensed appraiser's signature for your E&O. This will be very few orders eventually.

Its tough to tell when you are being bled to death by a million paper cuts. But it doesn't mean you still aren't bleeding to death.

here is a prime example of why our profession will never truly be organized. how many appraisers were on this very board complaining that trainees were not allowed to inspect a property and it was holding back the process? now we have another appraiser stating that the allowance of trainees, in not so many words, to inspect properties on their own is a problem. we can't have our cake and eat it too.

documented where? please post where FNMA is accepting appraisals from people being paid $3-$5 per inspection. you are attempting to bring in the other thread about a potential lawsuit where no one seems to know what the inspectors were inspecting for and i don't believe FNMA was ever once mentioned in that suit nor were appraisals or hybrids or bifuricated appraisals. the latter two were merely speculations on what could happen at some point in the future with no basis in our current reality from VaCAP based upon another article from an attorney who never made mentions of FNMA, hybrids or BF appraisals.

Oh well, as expected no links just wild theories.

Now that business is slowing the appraiser masses need a new boogie man to blame.
Now that we’re approaching the seasonal slowdown Appraisers who opted in to smartexchange can spend that extra 15 minutes they saved typing watching Netflix.

And when business picks up again they can cry over all those appraisals they would have done that have gone to an AVM because of their data “contribution”.

Yes, but wait til next downturn. You can’t beat a professional appraiser at their own profession!

Not only that, it brings huge legal and civil implications and liability against opponents.
