You mean the same government where the POTUS is accusing real estate appraisers of being racists? Out of the entire process of purchasing a home....the appraiser is the problem? The appraiser is prohibiting generational wealth? And Zoe wants their help?

Sooner or later the AI + CubiCasa type combo is going to render obsolete the PDC trade anyway. They'll just Fed-Ex the GPS-enabled device and have the property owner or the agent do the walk-through. Or download an app for their smartphone. It won't matter who walks the device around.

That's really the only way appraisers can unite. Think about all the professions you can think of. They all have a national association.

Appraisers don't have that. Government could do it.

Yep. More than a few AMCs are already cutting the PDC trade by sending links or apps to borrowers, and the borrower does it for free.

The borrower will walk across the street to their friend's house and take photos of their remodeled kitchen claiming it's their kitchen for the cash out refi LOL

You know what bankers are like: the concept of "acceptable losses" has always been part of their math. And insofar as a line of credit or a refi or low LTV loan goes they don't need the 1000 meter headshot. The hand grenade is sufficient to purpose.

Maybe. But the GPS counter on Google Earth Pro shows different locations within the house - they can tell which part of the structure you're in. That level of accuracy in the GPS already exists.

But the gig economy is all the rage.....I don't know what it's like there in FL.....but here in L.A., lot's of empty office space. It's a friggen ghost town. Businesses that remain have no lunch crowd or foot traffic and are just scrapping by. Everyone is working from home or their cars. Business suits have been replaced with sweats and t-shirts.
