Already hearing some claim the Underwriters are stipping them to explain why the upper floor isn't GLA... and someone also on FB said they want those disclosures about using ANSI done and done correctly I presume.
No surprise on the stip. I'll just bet the declarations are already being used as a workaround

appraisers should be concerned about covering their tracks. the forced "voluntary" standard will continue to conflict with normal market measurements creating misleading results especially to the cert 23 unintended users who may rely. but why should the borg care, it aint signing :rof:

That's pretty stupid.

I think for the clients requiring ANSI while not selling to the GSEs I am going to be making some come common sense deviations while measuring to an inch and not including open to below space.
 
GSE requiring ANSI is a mistake and they should seriously consider rolling back the requirement.
 
I know one or two appraisers who might agree.
 
I think I did everything properly as far ANSI standards for most of my career but ANSI is a sterile room standard that as most know is one mother to attain in the field. You know, 6 feet of rose bushes brushed up against the brick veneer on grandma's house, or the 15-20 degree grade (or better) your standing on (Oakland Hills) trying to be impossibly accurate with your Sokkia. A field laptop in my day would have been a godsend compared to the time I spent translating Zebra pencil and paper notes when I got back to the office.
Now add in 20mph winds and -20 below temps and you have a normal winter day in Fargo where I work. (OK I'll give you the 20 degree grade, we are pretty flat here). My point being, we are not a sterile room as you stated it. I'm pretty sure there are no appraisers out here who are consistently accurate to within 1".

In fact, I wouldn't be surprised if tape measures suffer from 'shrinkage' at those temps. :).
