Why are you yelling?
'ceiling areas which do not meet ansi requirements could not be included....' stating the 5' rule while omitting the overall room height requirements might be mis-understood. My two cents.
 
Anyone have a clear simple paragraph that they are using in their report to show compliance with Z765-2021 that they would be willing to share with us?
ANSI Declaration: The appraiser has measured the subject under ANSI Z765-2021 methodology:

The subject is a one-story detached single-family house with 2,201 above-grade finished square feet and 0 below-grade finished square feet, plus 96 above-grade unfinished square feet in a utility room. In addition, the property includes a 240 sq. ft. enclosed porch and a two-car garage.

NOTE: The appraiser cannot warrant that comp’s reported sizes were measured under the same method.

Already hearing some claim the Underwriters are stipping them to explain why the upper floor isn't GLA... and someone also on FB said they want those disclosures about using ANSI done and done correctly I presume.
 
So for ansi, the wall shared by the house and the attached garage is part of the garage or part of the house?

If finished and unfinished areas are adjacent, the finished square footage is calculated based on the exterior edge of the interior wall between the areas (i.e., not to the center of the wall).
For example, if the wall between the house and its attached garage is 6” thick, add the full 6” to the house measurement.
 
I think I did everything properly as far ANSI standards for most of my career but ANSI is a sterile room standard that as most know is one mother to attain in the field. You know, 6 feet of rose bushes brushed up against the brick veneer on grandma's house, or the 15-20 degree grade (or better) your standing on (Oakland Hills) trying to be impossibly accurate with your Sokkia. A field laptop in my day would have been a godsend compared to the time I spent translating Zebra pencil and paper notes when I got back to the office.
