Anyone Else Fed Up With Realtor Based Multi-list?

The free sites if the info comes from MLS of agents will still have the same issue, agents do not describe or dislcose many adverse features on listings and they exaggerate neutral or good features. Which i look at as job security for appraisers. We also have to remember we are appraising markets as they exist, not as they "should be" . Which means that agents maniuplate property features to make sales and exclude sales from a CMA to borrower. All of which can address how well informed or well advised a borrower really is .

Absolutely.. free sites just copy the same data from the MLS, public records and/or prior sales/lisings. I like your view on our job security. That's a good way to look at it. Agents tell people what they want to hear and appraisers tell it like it is. Fact!
 
when you're working for a commission and it's based on a percentage of the sale price, what starving salesperson wouldn't stretch the truth to maximize the deal? Just my opinion..
(my bold) ... and that's why it's a sales position! (nothing against sales agents by any means) But I think you're right! Too often I see the "truth" being "stretched" (and that's sometimes an understatement)
