Anyone Else Fed Up With Realtor Based Multi-list?

Get your sales license and hang it at a brokers office. You will still enjoy the annual fee and monthly access fee as a sales agent.

You won't have to cough up the initial fee (as a 'Designated Realtor').

Realistically it's three appraisals a year to cover MLS fees.

Your average must be higher than mine but yes, I also look at things on a number of appraisals cost. It is not the money and I doubt I will change but I think this is a subject that will come up again with the amount of free info out there growing all the time.

Jtip is right

Get your sales license like me. Take CE every spring, renew one license or the other every spring, like me, sell one house and it's all covered and good.

Sold data does not get posted for some time by many counties. Using the public data would not allow you to used comps less than 3 to 6 months old.
The sold data $ in the local MLS is not available till the county posts to their or the states sales disclosure site many months late in all but one county.

I am lucky enough that except for 15-30 days in August when the B of E is in session, our public records are very up to date. Few banks allow mortgages to languish for more than a few days before recording, and the assessor is updating them, weekly, if not daily.

Our MLS dues are exactly the same for Appraiser Realtors as for Realtors. We used to be treated as "Associate" members and paid a lower rate.

Some counties in my area offer STEB reports, issued annually two months into the new year. $450.

Old school SpecPrint......$400ish annually PER county (if covered). Also a year behind.

Nearly instant data available online varies from $500/year to pay per click option at ten cents each. $300+ is typically adequate for a year.

Money leaves the pocket faster than it can be replaced......

Yipes... We can access most of it free, or $50 a month for 3 counties in Oklahoma

Our deeds and mortgage records are like 20 cents per minute searching and 25 cents +/- per page you save. You pay up front and use it until you buy down your balance and then pay again. It's pretty good when the internet is up and fast, gets real expensive when your speed slows down though.

i love my MLS. it now prints out a 1004mc, easy to.take off numbers. has neighborhood census facts on a graphic page. what the sales did in each zip last month, quarterly charts comparing a year ago, yearly comparison charts going back 3 years market. when i started there were 3 MLS city quarterly books, some monthly county books, some quarterly county books. and we had a big subscribed monthly county public records book. and your complaining about 1 MLS fee. in some ways that was better, only the appraisers had all that information. didn't have to answer stupid questions from stupid "experts" who can now see everything we see.

Yep, transparency of the data can be a *****. Back in the day, about 9 appraisers used to trade info on every sale. Outsiders had no clue about local sales. Progress some way, with data for every fool and idiot who thinks they can analyze it. :)

Access to our local assessor's records is 10¢ per minute with comp search capability, and free without search except by address, name, or parcel number. No print fee. Oklahoma counties are available at 3 counties for $50/mo. The whole state for a little more, and a separate site gives you all deeds, mortgages, etc. at $50 per 100 searches per month, and you pony up $1 a sheet for county records (which goes directly to the little fiefdom known as the "county clerk"...) I would love to see an audit of all county clerk offices to see if that $1 goes into the county coffers or into a slush fund to buy candy, snacks, etc. and distribute as "favors" or buy flowers etc.

The Oklahoma landmen for petroleum companies have forced the counties to allow them to "PT" - picture takers - for old records but the county clerks hate it because they can't make their one dollar and in some counties without oil business, they still refuse to let you take pictures of deeds.
