Anyone getting side jobs?

or getting some other stream of income in?

I am doing OK, but have plenty of time to do something else.
 
I am looking for a job with a cruise line.....as an escort or dance partner. LOL
 
I teach at the local university, a junior/senior level course in the College of Business - Finance Department. I've done it for six years, this is going to be my seventh...

I'm really considering getting back into the sales end of the business in North Dakota, I don't appraise at all there, so there is no conflict.

I'm trying quite diligently to get back to just appraising commercial and agricultural property and making every attempt to not work for AMC types in the future.

A colleague of mine was asked to appraise in a neighboring community, 120 miles round trip, he asked for payment up front and they wouldn't do it. I just added $75.00 onto my initial fee and will be heading up that way tomorrow.

Can you not appraise and sell in the same area?
 
You sure can, but the state of North Dakota has labled me as a 'DANGER TO SOCIETY' and revoked my license to appraise, so I only appraise in MN.

It's kind of interesting, anyone living in North Dakota can appraise property if not a FRT type transaction. That leaves a lot of stuff that can be appraised by any Tom, Dick, or Harriette in the state. The state appraisal board when obsessing with me specifically barred me from doing any type of appraisal work in ND, but anyone else can????

Yes, and no. I started doing accounting/income tax work again last year in June but as far as an income stream goes, that's not what I'd call it. :rof: I'm scheduled for about 150 classroom hours between June and December this year in tax plus another 30 for appraisal CE.

Truthfully, I'm taking a hard look at licensee numbers for FL. And if I don't see significant fallout come December I'm done doing this full-time. I have no intention of getting into the mud to compete for AMC business. I have a bit of a short fuse when it comes to being pushed so I have to be very careful.

What few clients I have left know me/like me, I guess. If I can find a bridge between tax and real estate I may consider that option. I know enough appraisers who I can work for on weekends, or after 5:00 PM during DS if the need arises and I have no problem working for some of them on split.
 
I have plenty of other jobs now: I'm the new full time dishwasher, the new clothes washer, the bi-daily maid, the errand boy, the bed maker, full time plant waterer, and quick dinner (albeit bad) cook for our house. The pay is outstanding: extra love from my wife.
 
I started looking for a "primary job" last year and I'm glad that I did, as it provides a solid base salary, health benefits, 401k, etc. Business has slowed tremendously, as I'm currently doing about 25% of the volume that I did last year.

All I can say is that everybody faces different circumstances (e.g. working or non-working spouse, lifestyle, cost-of-living, etc.), so I wish you all the best during this storm. At first, I had no idea how I was going to blend appraisal with another job, as I truly wanted to stay in this industry and make it work. It took patience and support from loved ones and I was finally able to isolate jobs that pair well with the appraisal regimen (or lack thereof) and ultimately rest on one choice.

Keep you spirits high and your head up - these days shall pass.
