Appraisal Institute Crumbling

Most appraisers are at least semi-rational. Many do not think that the cost/benefit ratio of membership in the Appraisal Institute is in the appraiser's favor.. or even balanced.

This does not appear to include the entire membership...and not all designated categories.
Second, does this correlate with college higher degree candidates numbers, referencing a change in age dynamics too?
Not sure I'm buying your argument from these counts only.
Full disclosure, I'm a MAI...as of Oct. 2021

It is data for designated members, but the total membership has also fallen.

I’m an SRA. I get private work because of it on top of my regular work.

I keep it as insurance if the business volume shrinks so I don’t have to change careers and I can puts around in retirement with high paying expert type work.

I think it’s personal choice about what your plan is if work volume collapses. If you’re going to switch out then I wouldn’t value the designation. But if the work reduces to expert work.. the MAI SRA will be lucrative. It’s just planning.

If that type of predictable event occurs, it would be easier to get the designations now because as in life once they become more valuable, the requirements will ratchet up as a protection racquet

Before licensing, appraisers strived to get the certifications from AI. It was epitome of being the best.
After licensing, lenders could justify getting any licensed appraiser because the state said they're qualified.
I joined AI one year but I didn't see the benefits. The classes are larger in nicer settings and have many bank or assessor appraisers.
AI looked down and never stood up for the residential appraisals.
When I go to the meetings, many are dressed business attire and I feel underdress.
Just like ANSI, did AI had any input? No, AI cared more for commercial appraisers.

I bailed on them a decade or more ago. Wasn’t getting anything for my dues.

Same. Had a license cycle where they dropped the ball on education 10+ years ago. Lost certification from the state somehow and saw it as a sign. I have taken courses from them since, but found nothing to justify the cost.

AI has never helped independent residential appraisers as long as I remember.
I like to take their classes because they have interesting topics.
However, some classes like 1004MC when first came out, I realized the "teacher" didn't really understand the form.
This form to this day is not good and can be manipulated.
Same with ANSI changes, I see potential (not saying I have criminal mind) in how it can be manipulated with the comps but that's another story.

Congrats!
