Appraisal With No Inspection By Appraiser?

I did not get an email from them, but looks more like the exterior photo hybrid s/desktops such as to usually replace an AVM or BPO... (see last link their valuations ) rather than a bifurcated ...and I doubt it would be on a 1004 the OP should check if they assumed " appraiser would complete the 1004" if this has anything to do with a 1004 form. All they need to do is email back the company and ask them. .
 
what are they paying for the inspections? that's the easy & fun part of the appraisal. and no USPAP.

One company quoted $65 and another company quoted $75....

Both said no sketch required....
 
Anybody else getting emails from companies (i.e. American Title) stating they are going to be starting an appraisal process where a separate party completes the inspection and takes the comparable photos. The appraiser takes the info and completes the 1004. What!!!!!

The bigger question, anyone getting these emails from real clients or just the AMCs of the world.
 
I had a phone call from some large AMC (I think Amrock) preping me with "we'll be rolling out a new hybrid product were very excited about." I stopped her at that point and told her I really wasn't interested, I didn't even do Desktops, that I just do regular 1004s. She was a little uncofortable after that and said that she would "update my file." Once you've agreed to do them, as the old joke goes, "Well, we know what you are, now were just arguing over the price."
 
For the inspection or for completing the desktop

I bet its the inspection, but its really just an exterior photo, imo should be called an "observation" rather than an inspection, how is it an "inspection" looking at a house from curb or car?

I bet doing these inspections is grunt work, driving around all day on deadline then race back upload each one to website, not a great gig but pays bills.
