Wow, this thread is still going on? I think I've determined the cause of the "appraiser shortage"...

Yep. One of the worst things that was ever done to appraisers was to require Lenders to give a copy of the appraisal report to Borrowers.
 
Again that is something I recently learned was REQUIRED to be tested had the appraiser notified it was on septic and well. However they did include a picture of the well and neither the lender or appraiser requested it.
You should of had the home inspector come back out once the septic was located. If someone told you to rely on the appraisal for that, then you were mislead. Otherwise I would say this is on you.

Or the appraiser/lender should have done their job.
 
The appraiser and lender are not home inspectors. Should of done your own due diligence.
And a home inspector is not required to know FHA minimum property requirements nor does he hold the authority to approve a loan based on property conditions.

Is that what your attorney said? It has been 5 months. How's that equity working for you now? How's your "Zestimate"? Are you a home inspector?
