It may be a reference to subjective factors, like design/appeal.
George I don't think it had anything to do with design or appeal because it was a 1,000 Sq.Ft. CA Bungalow with 5 comparables of similar age, design and appeal.
 
Estimated remaining physical and economic life=11 Years- This was based on atmostpheric adjustments and confirmed by data obtained from proponents of the new green deal. Actually not sure if the estimate is for the real properties life or the owners and occupants of the Subject property, We also included the Ariel Map in the addenda so the reader could see how climate change has effected the subjects market area :) LOL
Ignorance is apparently bliss as a denier thinks climate change has something to do with the Little Mermaid. Not surprising! :shrug:
 
Maybe they have the most recent copy of the rising sea schedule.

Elliott I did not make it an-issue because the report under review is done well and there are no value issues or any adjustments that are out of the ordinary. Also its not something this particular client cares about and if I made an-issue about it the original appraiser will simply write a one line rebuttable or explanation which will get placed in the file and go nowhere. There are some hills that are simply not worth dying on and if I fought with appraisers about made up adjustments it would be a never ending battle and most would simply write a one liner stating a particular adjustment was made based on the appraisers opinion and judgement or something to that effect so again as long as I believe the adjustment was reasonable I do not make a big deal out of it. I once had a guy who I called and we discussed an-adjustment and he went through the normal I did this or I did that and finally he just fessed up and said you know what to be honest I believed it has some utility value so I just took a good guesstimate- What can you say : ) LOL
 
Pete appears to be a quarrelsome mood, I'm sure he'll feel better next week if the Steelers win their wild card game this weekend. :giggle:

George nothing subjective about a 1,000 Sq.Ft. CA Bungalow with a street view of neighbors and 5 model match comparables BUT I get your point and on design/appeal adjustments we all have to admit that over the years we all have probably made some atmostpheric adjustments :)
