Appraising is like a minimum wage job.

That is a lender problem. It is your choice whether or not you allow it to become YOUR problem
Nice sentiment, but it is every appraiser's "poem - or more accurately, their reality, for the ppraisers who do GSE lender work, especially in any volume.

Because they allow it

Yes, they agree to the TILA fee parameters because they get a large volume of work in exchange.

Brilliant!

And let's guess what happens when the volume dries up....additional fee reduction for priority?

Not with direct lenders - perhaps with AMC's, the above happens.

So just low fees and NO volume. Cool
?
Try good fees and high volume. The fees are set set by surveys every year for the panel and appraiser agree to them or not. they are C and R for a region. If a property is high value or complex, then it is a vee quote Of course, an appraiser can ask for a different fee on any order if they want to

No matter what, you're going to have a hard time preventing appraisers from crossing your unions' electronic picket line to underbid the C&R. Especially when it's not a closed shop.

Direct lenders do not let their panel underbid C, and R. That is why it is called, C and R.

You seem fixated on this idea- an assumption that other clients behave the way AMs do.

You seem to believe the AMC-users don't care about their costs. 15-years of their demonstrated conduct notwithstanding.
