US Code is where that term is used. In USPAP we have the ETHICS RULE. Which never has addressed the different business models appraisers work under.

More and more it seems like an argument between those who feel privileged/entitled and those who made their own way (college or not).

There are people who have always been self educating, with college giving them a boost and there are people who think simply getting a random degree puts them at par with the former.

Not sure why a residential appraiser would want a staff position or even a fee split position inside a large firm. It seems like those who seek these positions are unable to secure their own work.

The code for the creditors you posted is from 2011. I will ask you this slowly. What was the definition in 1999 for independent?

I still don't understand why are you referring to 1999. That's almost 20 years ago. "appraiser Independence" doesn't appear in the 1999 edition of USPAP, either. I know this because I just checked my copy to make sure I wasn't forgetting something from when I was teaching the courses back then.

How about you frame your question in terms of a complete thought so we can understand what you're talking about?

Guess you would have to be an appraiser to understand the differences between staff and independent.

What was the definition of independent in 2010.

The only law of the land is the constitution. Those are only administrative rules. Do the creditors even follow them. And when they break those rules , all they do is pay a fine. Big deal, swindle 100 billion from the public and pay the government 10 billion.
