So you're now accusing me of lying in appraisal reports or advocating other appraisers to lie in appraisal reports? Why are you doing that?

I accuse myself of missing out on a class.

Governor Gavin Newsom Issues Stay at Home Order
Published: Mar 19, 2020

SACRAMENTO – Today, Governor Gavin Newsom issued a stay at home order to protect the health and well-being of all Californians and to establish consistency across the state in order to slow the spread of COVID-19.

But six months earlier, buyers could roam free.

The governor did not say, stay home unless you want to buy a piece of real estate.

The market was closed on March 19, 2020 in California, no matter how old the comps are.

And yet, since 03/20/2020

292 residential properties went into contract in Los Angeles County
72 residential properties went into contract in Orange County
302 residential properties went into contract in Riverside County
151 residential properties went into contract in San Bernardino County
387 residential properties went into contract in San Diego County

I'm sure those numbers are in decline, but the factual data directly contradicts your talking point about the market being closed and no deals being made.

Here's the pro-tip: your conclusions are supposed to occur *after* your analysis of the data, not in lieu of it.

"According to a flash survey on March 16 and 17 by the National Association of Realtors, Realtors across the country are canceling their open houses and half of all agents reported a drop in buyer interest. That percentage tripled in just a week. Today that percentage is almost certainly much higher.
The survey polled a random sample of 72,734 members on March 16 and 17. For 96% of respondents, the majority of their business is residential. Seventy-seven percent of respondents are in a state that has declared a state of emergency. Fifty-six percent of members work in a local market where there are presumed or confirmed cases of COVID-19."

‘People do not buy when they are fearful’

they said the titanic wouldn't sink. :)

now will be a real test for fannie and friends.:)

Two things can be true at the same time.

We may be headed for a cessation of all or almost all sales activity

And

We may not be there quite yet

These are not contradictory possibilities.
