Average condition?

You are not correct to call them all average if they were in poor condition. That is false and misleading. Thats the point you refuse to see.
If it's in a neighborhood of tear downs, it's average for the neighborhood. Can you really never see a point where Average would describe a poor conditioned home?

Its not average for the neighborhood .. it is typical in the neighborhood that the homes are in poor condition. NO I cannot see any point where average would describe a poor conditioned home.

Read your sentence .. it answers your question. If its POOR CONDITION you cant call it average.
 
I just did an FHA appraisal and put "Avg-" for carpet and trim. The UW cam back and didn't like it and wanted it changed. So I changed it to "below average" and they were fine with it. (?!*!) o-kaaaayy.

Sales grid is comparing the Subject to the Comparable Sales. As others have said, page 1 is for description of the Subject.
 
Yes! I did! How's that bad? Discussing something, and I even learned something that improved my knowledge, what a horrible idea!

If you do not believe that doing comp checks is a bad thing and you started a whole thread to justify comp checks as a business practice, then why do you object to being labelled a serial comp checker?
 
Forget the comp check issue, there are more important things at issue in your posts on this thread. Your posts either demonstrate that you are not properly completing the sales comparison grid and you are thus misleading your clients by labeling some properties as being average, when they are actually in poor condition. You are either incompetent and do not know how to accurately report the property condition in the sales comparison grid, or, you are dishonest and are deliberately misleading your clients. If you are simply incompetent, that can be fixed if you would stop being so hard headed. If you are dishonest, then there is no hope for you .

The sales grid is comparing the comparable sales to the SUBJECT .. you dont adjust the subject to the sales .. you adjust the sales to the subject. A slight difference but a huge difference.

Your subject determines the condition of your subject and the selection of your sales ... not vice versa.

Anon, take a look at the attached picture....according to your way of doing things, this house would be labeled in the sales comparison grid as being in average condition since it is pretty much typical of this particular neighborhood (almost every house on this block is in similar condition and the majority of the houses in the surrounding neighborhood are in similar condition) ....please tell me whether or not you think that would be a problem.
