Once again, grasshopper, you compare the sales to the subject, not the other way around.
First off you compare the Subject to the Sales AND vice versa. You always adjust the comparables to the Subject though.

Yes, I put "compare" instead of "adjust," but you fully well how I meant it.

BTW, I have seen lenders loan on appraisals with "fair" on the condition line for the subject property.

You should try it sometime, TC. It is a hard habit to develop, so don't get used to it.

Anon,

Please look at post #30 in this thread and please tell me what condition rating you would give the property in the attached photo in the sales comparison grid. This property is very typical for the neighborhood and the comparable sales used in an appraisal report would be in similar condition.
 
I don't think Anon wants to give an answer to that question.
