Average condition?

In my opinion "Avg-" was probably started by some Skippy who was trying to avoid using the correct rating of "Fair" so in their mind they wouldn't have to describe in further detail the condition of the property.


That's definitely why some appraisers use that term.

All you have done with your comments has made me question the usefulness of this forum. It should be a great plase to come and seek answers, place comments, gain knowledge and improve the profeession as a whole. Your "rush to judgement" comments and absurd acusations has only weakened the system and prevented those who want to ask questions to do so. All this because I used the word avg- for fair. Congradulations, you have won the semanitics prize of the year...

Just use "fair" and explain next time. You can never get in trouble for telling the truth.

Which brings me to these questions:

Why do appraisers use the term "suburban" on the location line and not just put the subdivision name when applicable? To disguise using sales from other subdivisions? If they are in the same subdivision, no big deal. If in another subdivision, all you need is a small comment stating "more similar, etc" unless of course there are plenty of sales from the subject subdivision that were ignored.

Why do appraisers use the term "residential/average" on the site or view lines instead of giving site sizes or interior, corner, lake view, etc?

Is it laziness? The way they were taught to be vague? It always baffles me on the appraisals I review that they use such generic labels when specific subdivision names and actual site descriptions make so much more sense.

...don't get me started on "similar" on every line, too.


Anon, if the home is in fair condition, despite what all the other homes condition, you should still state "fair" or "poor" so you will not mislead the reader of the appraisal report to think something different on both pages of the 1004. Why contradict yourself? You can even use the terms "low" and "fair" in the cost approach because they are actual classifications in the Marshall & Swift. Have you ever used that book? Correctly?
 
Anon, if you think "fair" is typical for the neighborhood, why don't you just put "fair/typical" on page two? Not misleading. Telling the truth.

The only reason you don't is because somebody told you they will not do the loan if you use the word "fair." Not true.

Somebody did a poor job teaching you to be honest. Can I use that word "poor" on this forum?:rof:

Subject:SAD NEWS
With all the sadness and trauma going on in the world at the moment, it is worth reflecting on the death of a very important person, which almost went unnoticed last week.
Larry LaPrise, the man that wrote "The Hokey Pokey" died peacefully at the age of 93. The most traumatic part for his family was getting him into the coffin. They put his left leg in. And then the trouble started.

p.s. the Semanitics are a recently discovered tribe in the Amazon jungle.

On Site I give the SF, and on view I say Neighborhood, or Pond, Ocean, River, Woods, etc. And I use the National Building Cost Manual in combination with Local Builders. Again, I describe the Subject in detail on PG1, the grid on pg2 is comparing it to the sales I picked.
 
Tim Hicks~ Yes, from now on I will be using Poor, Fair, Average, etc... I never, never try to hide anything, just to be clear. Thank you for commenting in a helpfull tone.

Once again, grasshopper, you compare the sales to the subject, not the other way around. If the property is "fair," say so. Anything less is simply poor appraisal practice. But then again, it does not appear that you care to do your job correctly.
