Basement Garages - Full or Partial Basement?

Built-under garage. Different than a built-in garage.
 
I think it's only meaningful for purposes of cost estimating. The "built-in" garage has living area both adjacent to and above. The "built-under" (referred to in M&S as basement garages) are used in conjunction with an unfinished basement cost.

M&S doesn't have much impact on what the local market calls it.
 
Call it whatever your market wants you to call it but cost it out based on whether it's a built in or a built under (basement).

Why would you do the Cost Approach on that POS? Do I need to start channeling Santora?
 
I think lenders are getting payola from M&S.

Do you have a chart in M&S that details how much depreciation to attribute to functional and external obsolescence, or is it all physical?:)

Maybe I should have asked WTF would a client require a Cost Approach on a POS like that?:shrug:Woops, I see you added a payola comment.
