Basement vs built in garage/basement

Almost 100 percent of potential buyers looking at houses with a full basement, in this area, would consider a house like we are discussing...with a builtin garage...a house with a full basement. So calling it that is not misleading.

A person looking for a 4 level split (with full basement for the lower 2 levels) may consider a 3 level split where 1/2 the basement is crawl space, but they are not the same. Like with the tuck garage house, it only has 1/2 a basement to live in verses a full basement to live in. they're not the same. The 3 level and tuck garage house both have partial basements. One has crawl space, the other has a garage.

Those two homes have different appeal. Thats not what we are talking about. I can find pictures of homes that are the same in design and appeal...one has a built-in garage but the other one doesnt.

No, you can't. The tuck garage house has 1/2 a basement area of the full basement with an attached garage. It will have the same appeal as the house where 1/2 the basement is crawl space...in fact less because the house with the crawl space has additional storage area than the house with the tuck garage.

A traditional two story with the master bedroom suite over the garage. Is the garage an attached 2 car garage or a built-in 2 car garage?

although I wouldn't have a problem with calling it an attached garage. It's not taking away from anything like full vs partial nomenclature.

Now, if you have to go up a few steps to the master bedroom, is it still a 2 story?

I'm not talking about attached garages with my comments. There is no question, a house with a full basement and an attached garage has more space than a house with a basement with builtin garage. Thats not questioned.

My point it, you don't take away basement area, because you put in a garage door in it. Even the cost approach, M&S knows this. It simply makes a $1,500 +/- increase to the basement area calculation. Attached Garages or Detached Garage are calculated differently.

IF you have a "full basement" of 1,000 SF with no garage in the grid you put 1,000 SF basement, no garage in the garage section.

IF you have a basement of 600 SF with a built in garage of 400 SF do you put in 1,000 SF basement AND a 400 SF garage in the garage area?

If you're talking about the cost approach, no. It's a 1,000 SF basement. In my picture, the basement garage area is included in the basement cost, with the addition of the overhead door cost.

Those of you that measure out the builtin garage and show it seperate from the rest of the basement...How do you know the basement vs builtin garage measurements for the comparables? Our public records in this area typically don't separate these two areas.
