Got any stats on that? Don't know anyone I worked with that did that, up here in the North.

Carnivore, sorry for sounding so harsh, was not my intention. I apologize. I just wanted to share my personal experience. I thought it might help.

TC, I though a lot about this, LOL.
I measured this home for a real estate agent. Went under contract, appraiser came out....appraiser appraised it under contract. Listing agent calls me up saying my sketch is off. I had to go back out there and re-measure....I told her to send a copy of the appraisal to me. Looked him up on the ASC website. Dumbass rounded. 175 sqft lower!!

I have two appraisals that are from up North, both rounded to the nearest foot? Maybe it is a particular state thing?

Wasted my time. Another reason I got out of the measuring business. To much of a head ache.
What if the shoe was on the other foot and I messed up? buyer/seller pissed off, both agents pissed off. Liability is another issue.

You don't owe me an apology...It was Tresinc that had the attitude. Anytime someone scoffs at someone else idea or comments it makes you wonder.

Is there money to be made in measuring ...probably not a lot of money, but then have that as one income stream + plus appraisal work, + other valuation work, + here is another avenue;

how about consulting work; homeowner wants to build an addition adding a fullbath, and enlarge master bedroom; I have seen a lot of not well planned out 18x24 ft dens/family rooms on the back of a ranch. For example; I showed a guy how he could add on a family room, fullbath and larger closet for master bedroom. for almost the same money a fly by night contractor was going to charge for a 20x24 family room.

Here is another income stream; Many of you are like me dual licensed as an RE agent. I pay the same Realtor & MLS fees as a Realtor. Its expensive. You could be a referral agent. Get a 6% fee for the agent and take 10-15% of the total fee or split fee. Making money while others do the hard lifting.

There is money to made out there and its easier and more profitable than doing 60 URAR a month for an AMC!

After 18 years of CE of the same handful of subjects, I think I might give this a whirl. I do wonder how they are going to present 14 hours of information on the subject. The other thought is that with the apparent increase in hybid products that being well versed on measuring might add a little more legitimacy to actually having an appraiser do the field inspection and measuring.

feeling defensive a bit? there was no attitude, just pointing out that it's not as easy as you stated:

So start a company offering RE Appraisals, Home measuring, Home Inspection, Property Management, ---There is gold out there to be had.

as i said there are lots of appraisers, on this board alone, who have posted they have lots of trouble just finding clients to appraise for. you suggest expanding and taking on more marketing problems and don't factor in any of the headaches associated with it. for example you have to be a licensed broker, not just an agent but a broker, to offer property management services in ohio. one can't just wake up one morning and decide they are going to manage properties. i own several rentals and i know the hassles and requirements of doing such a task and it is not easy (finding tenants, vetting them, having contractors for any repairs needed, collecting rents, filing for evictions, dealing with complaints and the list goes on and on). most home inspectors that i have spoken with spent years and years developing relationships with agents so they can get the referrals from the sales to perform the home inspection. not many people order home inspections on properties they own when compared to those who get them on properties they are in the process of purchasing.

while there may be profit out there to make it is no where near as easy as you paint it to be. it's a huge amount of work, marketing and upkeep above any beyond performing appraisals. one could just as easily tell people to go buy lottery tickets, there are millions of dollars waiting for you to win.

FTR - In North Carolina all Real Estate Agents are Licensed as Broker's. They do have to designate a Broker in Charge at RE Firms. Anyone can be a BIC if they go out on there own.

If you belong to the MLS you have full access if you are RE Broker/Agent(non-BIC) or Appraiser. I pay the same they do.

No I am not feeling a little Defensive. Just pointing out your one negative person. I personally think life is to short and having a negative attitude makes the short time you have worse.

I also recognize that I am not the sharpest knife in the Drawer within the Appraiser Forum.

isn't Ohio a "voluntary" licensing state or whatever they call it?
