Going to be adding my license to the pile on July 23, 2020 as I have acceded to the 65 and burn out membership group. Wonder what the curve looks like with my age group respective to number of Certified and General holders?

Hey - another idea is to get a reciprocal license in a state where it is a lot less expensive ... so if you ever want to renew your California license, that is possible.

And well, that is another problem with being an appraiser in California. The active licenses may be diminishing -- but there are plenty of other appraisers with active licenses in reciprocal states that could easily switch over. In the past, California has been regarded as an attractive location and has consequently drawn in more than its fair share of appraisers. Could happen again if things turn around.

The statistics are not all that meaningful, with so many appraisers in nearby states who could easily get a license in California.

Too much work Bert, up to my pits now. Trying to slow down so I can do something that really interests me. I made the suggestion a few years ago to one of the BREA officials that it would be nice if you could have a retired not active status so at least you could keep some of your privileges, like in my case my MLS service which I dearly love.

My four CA MLS's never ask about current appraisal license status.

Yes, that would be great.

23 bifurcated inspections or 14 1004P's.

A good old fashioned business rule is that for every $1000 in costs, you need an additional $5,000 in revenue. This is particularly good for small businesses run by ordinary small businessmen. It factors in a lot of things. So figure 6 additional $400 appraisals per year. If you are experienced running your own business, that should "feel" about right.

I don't think the fee increase will be a deal breaker for the full-timers. It might be the last straw for some of the people who are just holding a license or are just dabbling in the business as a side gig.

Based on the methodology I've been using - which is apparently returning ~140 more licensees than what the state is saying - the number of all licensees has declined by 363 heads in the last 12 months. About 3.5% of the total.
