Hello. Ok, here is my scenario. I just inspected a ranch home that has the HUD tags on the exterior and information on the interior. The realtor has it listed as a BOCA code modular. The roof pitch is the same as stick built home and it is NOT on a steal frame. It is located in a township where it is next to impossible to get any kind of assessing or building information from. My question is....can a home still have HUD tags and also be built to local building codes. There is nothing that indicates it was built to any other code and I'm trying to verify what the township has it classified as, but with no luck. I guess what is throwing me off is that it is all wood joist framing on a full basement. There is only one steal I-beam down the middle supporting both sections. Since it has a HUD tag, regardless of anything else, does it need to be on a 1004c form. I just wanted to know if I'm wasting my time trying to verify if it adheres to local building codes and is in fact considered a modular. Thanks so much for any help.
