Can a modular still have a HUD tag.

Hello. Ok, here is my scenario. I just inspected a ranch home that has the HUD tags on the exterior and information on the interior. The realtor has it listed as a BOCA code modular. The roof pitch is the same as stick built home and it is NOT on a steal frame. It is located in a township where it is next to impossible to get any kind of assessing or building information from. My question is....can a home still have HUD tags and also be built to local building codes. There is nothing that indicates it was built to any other code and I'm trying to verify what the township has it classified as, but with no luck. I guess what is throwing me off is that it is all wood joist framing on a full basement. There is only one steal I-beam down the middle supporting both sections. Since it has a HUD tag, regardless of anything else, does it need to be on a 1004c form. I just wanted to know if I'm wasting my time trying to verify if it adheres to local building codes and is in fact considered a modular. Thanks so much for any help.

No. It is not possible to be a dog and a cat at the same time.

It is one or the other......and which ever one it strated out as.

If it was built in compliance with the HUD code, it's a manufactured home, not a modular home.

While the vast majority of HUD code homes have a permanent chassis (nearly always steel, but there are a few exceptions to this as well), not all do. A small number of HUD code homes were built, mostly in the 1980's, under a special dispensation program where HUD allowed production of manufactured homes without a permanent chassis. The progam ended in 1988.

It sounds as if you may have a manufactured home built under this program. Greg is correct, we need to know the exact language of the HUD label because some manufacturers put metal labels on modular homes. Also, did you find a data plate/compliance certificate? If so, what did it say relative to manufacturer, date of manufacturer, HUD label numbers and serial number?

Forget about roof pitch or any other physical characteristic. The code to which the home is built determines modular or manufactured. And don't rely on information from the assessor or buiding inspector. Such information may or may not be useful, but neither the assessor or building inspector is going to sign your appraisal. You are.
 
I can't upload the tag at this moment, I do have a photo to attached to the report. The tag does state on the outside that "this manufactured home" and mentions HUD code. I'm just thrown off by the framing and floor joists being all wood. There is no steel under carriage or steel perimeter framing. It also appears to never have had a towning hitch or etc. I just wanted a second opinion. It's definitely factory built but I was wondering if a home could have a HUD tag which means it's to HUD code and possibly also conform to the local code and be classified as a modular. I guess you are right Bob...it can't be a dog and a cat...haha!

Rich - The interior tag gave all the snow load and wind zone info and etc. It was manufactured by Schult Homes on 04-26-1991. Has two labels for each section.....PEl 018458 - 018459. I'm just letting myself get thrown off by the framing (I know, I shouldn't) and why the realtor called it a BOCA code. The only thing that wasn't found was the model name. Also have a Mfg Serial #. I'm going put it on the 1004c. I should be ok if I have all the correct information to complete the form. The lender and realtor won't like it but they will have to deal with it.

Just trying to cheer you up. I know these kinds of issues can cause stress.

The model name is usually hidden in the lettering within the serial number


i.e. FVD-12345(A&B)-001CTM

This is a Skyline, the FVD means Fairview Designer model.
