Can a swimming pool be included in the GLA?

For the record, here is the first house in the USA to have an indoor swimming pool. It also has the first indoor bowling alley. I doubt that the appraiser who appraised this house excluded either from the GLA.:shrug:
LOL...I doubt it would matter if they did.

I would have no frackin' idea how to quote a turn-time on that one!

Not quite sure what the appraisers fee was but......as I understand it he used castles in europe as comps. I suppose he did at least drive by them.:rof:

Also, as I understand it, turn time was well over a year.:shrug:
 
Even in the central Ohio area I have done several homes with INDOOR swimming pools. I'm not talking "enclosed" in glass or screening. I mean definately considered INDOOR. INDOOR as defined by what makes any area "living space." Every one of them was counted as GLA. I'm also very sure that indoor pools are far more common in other areas of the country.
And NO, I would not discount because they are "below grade." The ROOM is not below grade. Do you not count the living area of a "sunken living room"?
 
No one is saying that they don't have value...but I doubt they have equal value to GLA. Depending on where they are located, they may have more or less value. I agree with Praser. "It may be easier, depending upon comps, to look at this space as a pool room addition. This would allow you to break free of the mechanically applied value per footage that occurs when you include it as GLA on the grid. There isn't anything magical about GLA as far as value goes. The addition can have more value, less value or the same value per square foot building area as the rest of the home"

I heard that. Theres no way my wife would allow the bike in the house. But I've seen it done. I met a guy who every winter he brought his bike into the living room, took it all apart, cleaned every piece, and got it back together just in time for spring riding.

I'd prefer a collection of vintage Gibson and Fender guitars in the living room and also wouldn't be too crazy about all that grease/oil in the living room but hey to each their own!
