Can a swimming pool be included in the GLA?

Inside the property, she had converted parts of the patio and rooms into dens for large cats (cheetahs, and mountain lions, she had a permit). Over the patio were giant cage cat walkways that led into the house.

THAT would have been so cool to see. I would go help you measure and hold the dumb end of the tape to see that.
 
Try one with an indoor pool....6,000 sf+ on a lake.......lots of comps for this!
 
I stayed very close to the owner while walking around! IF I could ever find the photos in my old files will post them. The owner was intersting...a Tippi Hedron type, had a horse, the big cats, and other animals on the property. She was actually very beautiful and told me she had modeled when she was younger (I guessed her age around 60). But a true eccentric...when she opened the door to the master bedroom, there was a mountain lion, stretched out on the bed. I let her take the photo in case the click of the camera set him off, and I stayed behind her...I am an animal lover but not that brave!
 
The subject property is in MI afterall. I would think there is market for indoor pools in a climate where outdoor pools are only used from June through September. I have seen my fair share of indoor pools in southeastern MI and have treated each scenario as I thought the market would react to the space.
 
My bathtub analogy was supposed to be sarcastic. This crowd scares me.

Sheesh! Cats have girlfiriends too!

However, standing too close to his girl could have made the cat jealous and actually been more dangeous. He must have been secure in his relationship or didn't see you as a competing cat yourself.......Meow!

Probably not.

There truly are a lot of dense guys in this forum that really don't get it, with the aptly named ResDenseGuy leading that little pack out into the darkness without a flashlight.
