Break out your USPAP

and type here, to WHOM credibility is judged, in the language of USPAP.

Thanks.

.

Now you're starting to sound like Kennedy.

I'll work on your request if you provide a list clients that believe you can produce an unbiased appraisal on your own house.

Thanks in advance.

This isn't church,
nor religion,
hence, it has nothing to do with your "beliefs".

Your credibility and reporting requirements start with USPAP,
I suggest you read the USPAP as part of your required competency,
and then get back to us, on what it says about, from whose perspective, credibility is judged.

And for this assignment, the appraiser is the client.

So there is your list of clients that believe they can produce an appraisal of their own properties.

Duh.

That is one of the questions on my E&O renewal

That is one of the questions on my E&O renewal

Did you appraise your own property for a tax appeal of your own property?

Really? That's a question they ask you?

Or are they asking you if you appraised a property you have a vested interest in, for a different client?

There is no prohibition in USPAP for you to appraise your own property for your own purposes. And you're E&O will not cover you for suing yourself.

What's with all the "Duh" crap.

Trying to have a reasonable conversation and you start this.

I thought you were better than some of the other condescending jerks that infest this place.

Guess not.

You don't need an appraisal. Just provide well documented comparable properties.

I got my property reduced by nearly 20% by simply providing good data and representing myself.

i did the exact same thing with the same positive results. my board of revision stated they would rather a list of comparable sales than an appraisal.

I served as a Board of Equalization appeals referee years ago. In fact, I wrote the hearing procedures back then. Had a home owner come in to appeal the increase in his property valuation. He had an appraisal with him but didn't want me to see it. Why? Because the appraised value supported the county's valuation.

Sorry about the Duh crap.

It's just that this is about USPAP basics, which shouldn't be a question, since everyone has a copy of USPAP and takes update classes more frequently than any other appraisal class.
